What due diligence reviews before you buy

Buying a property without reviewing it thoroughly is the most common way to inherit someone else's problems. Due diligence is the process that prevents those surprises: it is done before closing and confirms that the transaction is legal and that you have all the information.

What due diligence is

It is a detailed examination of the property and the transaction. It validates the information provided by the seller, checks that the purchase meets what was agreed and brings benefits and risks to light. Think of it as the homework that must be done before you sign.

What we review

  • Title and history at the National Registry.
  • National Cadastre records and the survey plan.
  • Current use, zoning and land use.
  • Building permits and technical reports, where applicable.
  • Environmental aspects.
  • Service contracts and utility accounts.
  • Liens, judgments, encumbrances or claims on the property.

Why you should not skip it

If a problem surfaces after closing, it usually becomes the buyer's responsibility and sometimes can only be solved through long and costly litigation. Detecting it beforehand lets you negotiate, require it to be fixed or, if necessary, walk away.

What you receive

A clear report with our findings and our recommendation, so you can decide with full information before you sign.
